  I rented a property and the entry and exit inventory was carried out by Select Property Inventories, to say they were bad would be a massive understatement. Despite claiming to be unbiased, Russell Davidson produced an exit inventory that was massively biased towards the landllord, recommended a large number of completely unneccesary fixes to the property at the tennent's cost, which the landlord used to make massive claims against us. We had to take the case to a legal dispute, and the judge ruled in our favour, completely dismissing all the things Russell had stated were our responsibility in the exit inventory. Russell Davidson was incompetent and ignorant and didn't seem to know the basics about property law - i.e. the property was dirty when we moved in, and Russell claimed a professional clean was needed at our cost. this was completely dismissed by the judge on the grounds the property was not professionally cleaned at the start of the tennency. Russell also claimed we were liable for completely insignificant repairs such as a few weeds being taken out of the garden, these were also completely dismissed by the judge as they obviously required no cost to fix. When I later called Russelll about his poor work on the exit inventory, he was extremely evasive and arrogant and refused to comment much.
  
  Russell Davidson doesn't know his ass from his elbow in terms of carrying out a professional unbias inventory, and it is unacceptable that we had to go to a legal dispute because of his incompetence. If any alternative to Select Property Inventories is available use it, Select are useless and don't know the basics about the service they are trying to provide.
  
  EDIT - dear Owner, thanks for the response, but I'm sorry but you've already had your chance to investigate - I already contacted Russell previously and gave him the chance to explain his poor work on the exit inventory, however I just received a dismissive 2 line email saying he stood by his work. I have since shown Russell's exit inventory to qualified property lawyers, who have all stated it is very poor work and he has absolutely no legal right to say we are responsible for the fixes to the property which he claimed were required at our cost. I don't care how many "delighted" customers you have, I have only dealt with you ONCE, and your work was dreadful and a disgrace to your profession.
